Delayed maintenance = good or bad?
This could be your house if you leave it too long
This is what we have discovered; any delayed maintenance is bad, it gets out of control so fast and before you know it, it could cost you a fortune.
When people buy a new house that is new construction they think that they do not have to do maintenance for the first 5 years. Well that is just not true! The gutters have to be cleaned, the deck needs to be kept clear and make sure the calking has not shrunk and left openings for water to get in. Plants and bushes need to be trimmed so that they don’t touch the house and allow rats to get into the ceiling or crawlspace. Maybe even mold in the damp crawlspace.
Spending $400 now on preventative maintenance can save you $ THOUSANDS later. Let me explain using a few examples:
· Having your gutters cleaned every year can prevent
o Overflowing gutters
o Wood rot where beams have become wet and stayed wet
o Gutters falling off and bending as they are too heavy
o Water getting under the roof caused by overflowing gutters
· Clear the moss off of your roof
o Moss causes the corners of composite shingles to lift and let water in under the shingle
o Moss causes water to pool and soak in
· Sweep your deck and apply a sealer every 2 years
o Having seeds (maple tree seeds) get stuck in the cracks of your deck can promote wood rot on your deck
o Standing water on your deck can promote slippery patches that could cost you a nasty fall
· Furnace servicing
o Replacing the air filter every 3 months during the winter helps airflow and prevents pollen and allergens’ being circulated in your home
o Having the furnace serviced every year or 2 years makes sure that it is burning efficiently which in turn can save you money
· Crawl space – this is the biggest waste of money when you sell your house
o Make sure your crawl space is clean and dry – if it is not dry correct it now, don’t wait
o The crawl space is often forgotten and can make or break a transaction if you are not on top of it
o These are the essentials for a crawl space
§ Dry – if you have moisture take the necessary steps to correct the issue before the issue gets out of control. Mold grows in damp places, correct the issue ASAP if you have a damp crawl space.
§ Vapor barrier in place (one vapor barrier not more than that. Make sure that it is the correct thickness if you are replacing or repairing it
§ No wood, cardboard or junk in the crawlspace. If a rat or ant can eat it then it should not be in the crawl space
§ Make sure the vents are open and the critter guards are in place- we have seen so many rat infested spaces as well as damp spaces caused by vents that have been blocked or broken. If they are blocked, unblock them poor air circulation is the biggest cause of mold
o Remember mold is NOT your friend. If there is evidence of mold in your house it could make you sick and also stop anyone wanting to purchase your house in the future.
Small things = big $ later. You choose what way to go.
