Our main focus is Bothell and Kenmore. Yes. Kenmore is where we live, and it's one of the two cities we focus on most, along with Bothell. We help buyers and sellers all over Kenmore, from homes near the lake and the Burke-Gilman Trail to neighborhoods up the hill toward the county line. Our office is a few minutes away in Bothell. Kenmore

Kenmore is home for us. It sits right at the top of Lake Washington, where the Sammamish River empties into the lake, about 12 miles northeast of downtown Seattle and just west of Bothell. It officially became a city in 1998, but the town started back in 1901 with a shingle mill on the lakeshore. These days the Burke-Gilman Trail runs along the water, Saint Edward State Park takes up the south end of town, and Log Boom Park is where people go for the lake and the Fourth of July fireworks. Kenmore Town Square and the Hangar community space anchor downtown, and there's no getting tired of watching floatplanes come and go from Kenmore Air Harbor. SR 522 is the main road through town, and I-405 is a few minutes away. You'll find everything from hillside view homes to classic ramblers and newer townhomes. We live here and we sell here. Bothell

Our office is in Bothell, at 22614 Bothell Everett Hwy, so this is home turf too. Bothell is one of the few cities around here that straddles two counties, King and Snohomish. It sits along the Sammamish River near the northeast end of Lake Washington. It incorporated in 1909, and downtown has had a lot of new building over the past decade or so. UW Bothell and Cascadia College share a campus here, and the Burke-Gilman and Sammamish River trails run through town. I-405 makes it easy to get anywhere on the Eastside.

East Side of Seattle

We live in Kenmore, our office is in Bothell, and most of what we do happens on Seattle's Eastside, roughly from Everett down to Renton. That takes in Bothell, Kenmore, Kirkland, Woodinville, Redmond, Bellevue, Mill Creek, Snohomish and everything in between. I-405 ties it together, and the Burke-Gilman and Sammamish River trails connect Kenmore, Bothell, Woodinville and Redmond. Moving within the Eastside or moving here from somewhere else? Seattle

We're based on the Eastside, but we've helped clients buy and sell in Seattle too, West Seattle included. If you're trying to choose between the city and the Eastside, we'll walk you through the tradeoffs honestly: commute, space, and what your budget actually gets you on each side of the lake. And if you're selling in Seattle and buying on the Eastside, or the other way around, we can handle both.

Kirkland

Kirkland sits on the east shore of Lake Washington in King County, just south of Kenmore. The downtown waterfront has parks, beaches, restaurants, galleries and a lot of public art, and Juanita Beach Park fills up every summer. A little trivia: the Seahawks had their first headquarters here, and Costco's old Kirkland headquarters is where the Kirkland Signature name comes from (Costco has since moved to Issaquah). Everett

Everett is the Snohomish County seat, about 25 miles north of Seattle. It sits where the Snohomish River meets Port Gardner Bay. Boeing opened its aircraft assembly plant at Paine Field in 1967, and Boeing is still the city's largest employer, along with the U.S. Navy, which has run Naval Station Everett since 1994. Everett is connected to Seattle by I-5 and by Sounder trains and Amtrak at Everett Station. It's also a good option for buyers who want to stay on the north end.

Bellevue

Bellevue is right across Lake Washington from Seattle and is the largest city on the Eastside. PACCAR, T-Mobile US and Valve are headquartered here, and Amazon got its start in Bellevue too. Downtown has grown into a real skyline over the last couple of decades, with Downtown Park and its big lawn and waterfall right in the middle of it. The 2 Line light rail connects downtown Bellevue with Redmond.

Redmond

Redmond is home to Microsoft and Nintendo of America. It also calls itself the "Bicycle Capital of the Northwest" and has the state's only velodrome, at Marymoor Park. Marymoor is King County's biggest park and one end of the Sammamish River Trail, which you can ride all the way to Woodinville, Bothell and Kenmore. The 2 Line light rail reached downtown Redmond in May 2025 and connects it with Bellevue. Redmond borders Kirkland, Bellevue and Sammamish.

Woodinville

Woodinville is just east of Bothell along the Sammamish River, and it's best known for wine. The city and the area around it have well over 100 wineries and tasting rooms pouring wine made from Eastern Washington grapes, including Chateau Ste. Michelle, which also hosts a summer concert series. Woodinville incorporated in 1993, and the Sammamish River Trail runs right through it. Homes range from in-town neighborhoods to bigger lots on the edges. We've sold here, including a home with septic and permitting headaches, so we know what to look for.
